How do I fix the soil in a new-build garden?
What is actually under new turf — a machinery pan, subsoil and rubble, with 50mm of imported topsoil on top — and the order to fix it in.

Short answer
Dig test holes across the plot before deciding anything. Expect a compacted layer at 200 to 300mm from machinery, subsoil or made-up ground beneath it, buried rubble, and a thin skim of imported topsoil under the turf. Break the pan, remove the worst debris, then build organic matter on the surface every year. It takes three to five years and there is no shortcut.

A new-build garden looks like a garden and behaves like a car park. The topsoil was stripped before the house was built, heavy plant compacted the ground for months, the trenches were backfilled with whatever came out of them, and at the end a thin layer of bought topsoil was spread and turfed. The turf looks fine for a year. Then things start dying and nobody can work out why.

Step by step
- Dig test holes before you plan anything.Four or five holes to a full spade depth across the plot, including where you intend beds and where you intend lawn. Twenty minutes of digging tells you more than any amount of speculation, and the plot is usually not uniform — the ground where the site cabin stood is different from the ground where the garden always was.
- Measure how much topsoil there actually is.Look for the depth at which the dark layer stops. On many new plots it is 50 to 100mm — sometimes less. Below that, paler subsoil or a mixture of subsoil and construction spoil. This depth is the single most important number about the garden.
- Find the pan.Push a rod in. Machinery compaction on a new plot typically sits at 200 to 300mm and is severe — the rod will stop dead. This is why water sits on new lawns, why shrubs establish and then stall, and why the garden floods after moderate rain.
- Look for buried debris and deal with the worst of it.Brick, block, plasterboard, timber offcuts, sand, mortar droppings and plastic are all normal. Plasterboard in particular causes problems — it releases sulphate and, in wet airless conditions, hydrogen sulphide. Dig out what you can reach in the areas that will be beds; you cannot clear the whole plot and you do not need to.
- Break the pan across the areas you will plant.A broadfork or a strong garden fork driven to full depth and levered, on moist soil, without inverting. Work across the whole bed area rather than only in planting positions, because a loosened pocket in a sealed layer becomes a sump. This is the heaviest single job and it is the one that matters most.
- Do not import a thick layer of topsoil over the compaction.It is the standard instinct and it repeats the developer's mistake. Soil laid over an unbroken pan sits wet and the pan is still there. Break it first, then import if you genuinely need more depth.
- Start the organic matter programme immediately.Fifty millimetres of compost or well-rotted manure across every bed, every year, from now. New-build soil is not just compacted — it is biologically dead, with almost no organic matter and very few worms. Feeding that population is what turns it into soil, and nothing else does.
- Sow deep-rooted green manures on anything not yet planted.Fodder radish drives a taproot through compacted layers and rots in place. On a plot that will not be planted for a season, it does structural work for the price of a packet of seed.
- Consider raised beds for anything you want to grow soon.Building 300mm upward gives you a working depth immediately while the ground below slowly improves. On a new plot where you want vegetables in year one, this is the pragmatic answer rather than a compromise.
- Plant tough things first and give it time.The first two or three years are not the time for anything expensive or fussy. Plant resilient shrubs, feed the soil, and expect the garden that is possible in year five to be very different from the one that is possible in year one.
Tips
- The lawn is usually the worst of it, because it was turfed over compacted ground with the thinnest topsoil. Hollow-tine aeration and top dressing with compost, annually, is the lawn version of the same programme.
- If the turf is dying in patches within the first two years, dig a hole under a dying patch. You will usually find rubble, a buried board, or the pan at 150mm.
- Many developers offer a defects period covering the garden as well as the house. If the ground was left in a state that breaches what was specified, raise it in writing early — the window is short.
- New-build gardens are often lower in organic matter than almost any agricultural soil. Do not be shy about the quantity of compost; this is a case where more is genuinely needed for several years.
- Check the levels before you do anything permanent. Ground that slopes towards the house, or soil piled above the damp proof course, is a building problem rather than a gardening one and needs sorting first.
If it doesn't work
Lawn puddles for hours after moderate rain
Cause: Machinery pan under a thin topsoil layer — Fix: Hollow-tine aerate, and where the problem is severe, lift sections of turf, fork through the pan and relay. Top dress with compost annually.
Shrubs planted in year one are alive but have not grown
Cause: Roots have reached the pan and cannot get past it — Fix: Lift one and check. Relieve compaction across the whole bed rather than around individual plants, and mulch heavily.
A patch where nothing grows at all
Cause: Buried debris — usually a slab, a bag of set cement, a plasterboard offcut or a pile of sand — Fix: Dig it out. These are almost always local, shallow and removable, and the ground recovers once the object is gone.
White crusty deposits and poor growth on one area
Cause: Buried plasterboard or mortar releasing sulphate — Fix: Excavate and remove the source. This does not disperse on its own and mulching over it will not help.
