Why did I get condensation in the loft after insulating it?

Insulating the ceiling makes the loft colder, so the moisture that was always arriving from the house now condenses. The fix is airflow and stopping the moisture, not less insulation.

Short answer

The loft is colder than it used to be, so warm moist air leaking up from the house reaches its dew point on cold surfaces. Deal with both ends: stop the moist air getting up there by sealing the hatch and penetrations, and make sure the loft can ventilate at the eaves.

This is a genuinely common sequence and it makes people think the insulation was a mistake. It was not. The insulation simply revealed a moisture path that already existed — before, the loft was warm enough to keep that moisture as vapour, and now it is not. The answer is to deal with the moisture and the ventilation, not to take the insulation out.

Work from boarded areas or crawl boards. If the roof structure shows soft or crumbling timber, or the ceiling below is sagging, stop and get it looked at rather than continuing to investigate.
How moisture gets into a loft, and where it condenses

Step by step

  1. Recognise the mechanism before choosing a fix.Colder surfaces plus moist air equals condensation. Insulating the ceiling deliberately makes the loft colder. Nothing has failed; a pre-existing moisture path has become visible.
  2. Find where the moist air is getting in.The loft hatch is the biggest single route in most houses. After that: gaps around pipes and cables, an unsealed extractor duct, a badly fitted downlight, and the gaps around a soil vent pipe.

  4. Check that no extractor fan vents into the loft.A bathroom or kitchen fan discharging into the loft space delivers enormous quantities of warm moist air. It must be ducted through to outside, and the duct must be sealed and insulated.
  5. Check the eaves ventilation is not blocked.New insulation pushed into the eaves is a very common consequence of an insulation job, and it closes the path the loft relies on to dry itself. Trays hold it open.
  6. Look at the moisture load in the house.Drying washing indoors, unvented tumble driers and long showers without extraction all raise the moisture in the house, and some of that always finds its way upwards.
  7. Do not reduce or remove the insulation.It is doing what it was installed to do. Warming the loft back up by letting heat escape into it is an expensive way to control condensation.
  8. Check the damage before deciding it is only cosmetic.Persistent condensation causes mould on the roof underside and eventually affects timbers. Ongoing wetting is worth acting on rather than watching.

If it doesn't work

Water droplets on the underside of the roof membrane or on nails.

Damp concentrated directly above the bathroom.

Cause: Almost always an extractor duct terminating in the loft or leaking into it. — Fix: Duct it properly to outside, seal the joints and insulate the duct.

Black mould on the roof underside across a wide area.

Cause: Long-standing condensation with inadequate ventilation. — Fix: Fix the ventilation and the moisture sources, then treat the mould once the loft is dry.

Questions people ask

Should I fit roof vents?

Sometimes that is the right answer, particularly where the eaves cannot be opened up. But confirm the eaves are actually blocked first — clearing them is cheaper than cutting vents into a roof.

Is this the insulation installer's fault?

It can be, if insulation was pushed into the eaves and blocked the ventilation. Often it is nobody's fault: the moisture path existed and the colder loft made it visible.
