Why must loft insulation stop short at the eaves?

A cold loft is ventilated from the eaves. Stuffing insulation into that gap blocks the airflow that keeps the roof dry, and trades a small heat saving for a condensation problem.

Short answer

Insulation should run right up to the eaves and stop, without blocking the ventilation path between the outside air and the loft space. Push it hard into the corner and you close the gap the roof relies on to stay dry. Ventilation trays hold the path open where insulation is deep.

This is counter-intuitive, which is why it gets done wrong: the coldest, draughtiest corner of the loft looks exactly like the place that most needs insulation. But a traditional cold loft is deliberately ventilated, and the air comes in at the eaves. Blocking that produces damp timbers, mould on the underside of the roof and eventually rot.

The eaves are the most awkward part of a loft to reach: low headroom, and the ceiling below is usually plasterboard that will not take your weight. Work from boarded areas or crawl boards laid across the joists, and never put weight between them.
Why loft insulation must stop short of the eaves

Step by step

  1. Understand what the loft ventilation is for.In a cold roof, the insulation is at ceiling level and the loft above it is meant to be cold and ventilated. Air moving through carries away the moisture that inevitably finds its way up from the house.
  2. Find where the air comes in.Usually at the eaves, through a gap at the soffit, through vents in the soffit board, or over the top of the wall plate. On a clear day you can often see daylight along the eaves.
  3. Take insulation up to the eaves but not into them.The aim is insulation over the whole ceiling area, including over the wall plate where the ceiling meets the wall, without sealing the air path above it.
  4. Fit ventilation trays where the insulation is deep.Rigid trays clipped between the rafters hold a clear channel from the eaves up over the insulation. They exist precisely because deep insulation and eaves ventilation otherwise conflict.
  5. Do not compress insulation into the corner to make it fit.Compressed insulation both loses much of its value and blocks the airflow, so it fails twice.
  6. Check the soffit vents are not blocked from outside.Paint, nests, insect screens clogged with dust and moss can all close the intake. It is worth looking from the ground with binoculars in daylight.
  7. Watch for the signs that it is already blocked.Black mould on the underside of the roof boarding or membrane, damp or frost on nails in cold weather, and a musty smell in the loft all suggest the space is not ventilating.

Common mistakes

  • Packing insulation tight into the eaves to stop draughts. — That draught is the roof's ventilation. Blocking it causes condensation on the underside of the roof, which is a far more expensive problem than the heat lost.
  • Leaving the ceiling uninsulated near the wall to keep the gap clear. — That leaves a cold strip around the whole perimeter of every upstairs room. Trays let you have both.

How big does the ventilation gap need to be?

It is specified in guidance rather than left to judgement, and it varies with roof type and pitch. Ventilation trays are sized to maintain an appropriate gap, which is the practical reason to use them.

My loft has no eaves ventilation at all — is that a problem?

Possibly not: some roofs are ventilated at the ridge or through the tiles, and some newer constructions use a breathable membrane instead. Establish how yours is meant to work before changing anything.
