How do I choose a loft ladder, and will it fit my hatch?

The hatch decides the ladder, not the other way round. Measuring what you have, the four types and what each one needs, and why enlarging the opening is a bigger job than it looks.

Short answer

Measure the clear opening of your hatch, the floor-to-ceiling height, and the swing space in the room below and the headroom above. Then choose: concertina and telescopic ladders suit small hatches and need least room; a sliding aluminium ladder needs a longer opening; a timber folding ladder needs the largest hatch and gives the most comfortable climb. Enlarging the hatch means cutting a joist, which is structural.

Most people buy the ladder first and discover the constraint afterwards. The constraint is always the opening and the space around it, and there are four genuinely different mechanisms that trade convenience against how much of each they need.

Safety

Falls from loft ladders and through loft openings are a common cause of serious injury. Never climb into a loft alone if you can avoid it, never step off a ladder onto anything but boarded floor, and never carry anything up a ladder that stops you using both hands. Enlarging a loft hatch means cutting a ceiling joist, which is structural work and needs the opening trimming properly — take advice rather than cutting first and asking afterwards.

Step by step

  1. Measure the clear opening, not the frame.Length and width of the actual hole, measured between the linings. Manufacturers specify a minimum opening for each ladder and it is the number that rules everything out.
  2. Measure the floor-to-ceiling height.This sets the ladder length. Landings in older houses are often taller than a standard ladder allows for, and the wrong length is either unstable or will not deploy.
  3. Measure the landing space in front of the hatch.A ladder lands at an angle and needs clear floor at the bottom. On a narrow landing with a stairwell nearby this is the thing that rules out the comfortable options.
  4. Measure the swing space above.A sliding or folding ladder stows in the loft above the hatch and needs clear roof space to swing up into. Purlins, water tanks and boarding in the wrong place all get in the way.
  5. Consider a concertina or scissor ladder.Folds into a shallow stack directly above the hatch, so it needs the least loft space and suits the smallest openings. It is the least comfortable to climb and the most awkward to deploy, and the mechanism has pinch points.
  6. Consider a telescopic ladder.Sections slide inside each other, so it stows in almost no space at all. It suits very small hatches and tight landings. Rung spacing is often uneven at the joints and it is not the one to choose if you go up regularly.
  7. Consider a sliding aluminium ladder.Two or three sections sliding on a pivot, stowing along the loft floor. Reasonably comfortable, widely available and moderately priced. It needs a longer opening and clear loft floor for the stowed sections.
  8. Consider a timber folding ladder.Hinged sections, often supplied with an insulated hatch as a unit. The most comfortable to climb by a distance, the quietest, and the one that needs the largest opening and the most loft space. Usually the right answer if you are enlarging the hatch anyway.
  9. Treat enlarging the hatch as structural.A larger opening means cutting through at least one ceiling joist and trimming the opening with new members to carry what the cut joist was carrying. It is a defined job with a right way to do it, and it is not a task to improvise from a video.

Tips

  • Fit the handrail if one is available for the ladder. Most falls happen at the top, stepping between ladder and loft, and a handrail at that point is the single most useful accessory.
  • If the hatch is going to be replaced anyway, an insulated and draught-sealed hatch fitted at the same time is worth doing — the hatch is often the biggest single gap in a well-insulated ceiling.
  • Check the load rating and the intended use class. Domestic loft ladders have a stated maximum load and are not rated for carrying heavy items up and down repeatedly.

Common mistakes

  • Cutting a joist to make the hatch bigger — The joist is carrying the ceiling and, in many houses, storage load and part of the structure above. Cutting one without trimming the opening properly leaves the ceiling and everything on it relying on a member that is no longer continuous.
  • Buying on price without measuring the swing space — A ladder that cannot deploy because a purlin is in the way is a complete loss. The loft-side space is the measurement people skip.
  • Using a loft ladder to carry things up — One hand on the load is no hands on the ladder. Anything bulky goes up on a rope, or does not go up.

If it doesn't work

The ladder does not reach the floor properly, or lands too steeply

Cause: Wrong length for the ceiling height, or the pivot set at the wrong position — Fix: Most ladders have some adjustment at the pivot or in the leg length. If it cannot be brought into the maker's stated angle range, it is the wrong ladder for the height.

The ladder is stiff, or drops suddenly when released

Cause: Worn pivots, a failed spring or gas strut, or a bent section — Fix: Stop using it. A ladder that drops is a head injury waiting to happen, and the parts are usually available from the maker if the model can be identified.

The hatch lining flexes when you climb through

Cause: The lining is fixed only to the ceiling boards, or the trimming around the opening is inadequate — Fix: The lining should be fixed to the joists and trimmers, not to plasterboard. Flex at the opening is a signal to look at how the opening was formed before adding any more load.

Questions people ask

Do I need building regulations approval for a loft ladder?

Fitting a ladder into an existing opening is not normally controlled work. Enlarging the opening involves altering the ceiling structure and is a different question — and if the loft is being converted to a habitable room, the access becomes a staircase question governed by the regulations rather than a ladder question at all.

Can I fit one myself?

Into an existing adequate opening, with two people and a proper working platform, yes for most competent DIYers. The parts of the job that are not DIY are cutting a joist and anything involving working off a stepladder while manoeuvring a heavy assembly overhead.

What about a fire-rated hatch?

Where the loft forms part of a protected route, or in a converted loft, the hatch may need to be fire rated and self-closing. That is determined by the building control position on that particular house, not by the ladder catalogue.
