How do I box in pipes, and can I box in a boiler?

Short answer
Frame it in 38 x 38mm timber fixed to the wall and the floor, clad in 12mm MDF or moisture-resistant board, and put a removable or magnetic-catch panel over every valve, joint and stopcock. A boiler can be enclosed in a cupboard only with the clearances its manual specifies, ventilation, and a door that opens for servicing. Never seal an appliance in.
Boxing in is a simple carpentry job wrapped around a set of constraints that are not negotiable: pipes expand and contract and will tick against a tight frame, joints and valves need to be reachable, and gas appliances have manufacturer clearances and ventilation requirements that exist for combustion safety. Get those right and the joinery is easy.

Step by step
- Decide what has to stay accessible before designing anything.Isolation valves, the stopcock, radiator valves, compression joints, cleaning eyes on waste pipes, stop taps, meters and consumer units. Each of these needs a removable panel, not a fixed one. This list determines the layout.
- Check the rules for a boiler before assuming you can enclose it.A boiler may go in a cupboard only if the manufacturer's stated clearances around it are maintained, ventilation is provided as the manual requires, and the front is fully accessible for servicing via a door. It must never be sealed in. If in any doubt, ask a Gas Safe registered engineer — this is a combustion safety matter, not a decorating one.
- Leave a gap around the pipes.Copper expands and contracts with temperature and it ticks and creaks against anything it touches. Keep the framework clear of the pipes and lag them, or pack around them with foam where they must pass through a member.
- Build the framework off the wall and floor.Vertical battens fixed to the wall each side, horizontal members front and top, and a front vertical at the outer corner. Fix into studs or masonry. Check every member with a level as you go — the cladding will show any error.
- Keep it as small as the pipes allow.Boxing that projects further than it needs to eats floor and looks clumsy. Measure the outermost pipe and add the frame thickness and the cladding, not a comfortable margin.
- Clad with 12mm board, moisture-resistant in a wet room.12mm MDF holds screws at the edges and stays flat. In a bathroom or a kitchen use moisture-resistant MDF or plywood, and seal all cut edges including the back.
- Make the access panels genuinely removable.Magnetic catches, or mirror screws, or a push-catch panel. A panel that has to be prised off and made good is a panel nobody will open when there is water coming out of the pipe behind it.
- Ventilate anything enclosing an appliance or a damp space.Vents top and bottom where warm air or moisture could otherwise be trapped. For a boiler, follow the manual exactly rather than a general rule.
- Add a service label inside.Write on the inside of the access panel what is behind it — stopcock, isolation valve for the bathroom, waste cleaning eye. In five years this is worth a great deal.
- Fill, sand and decorate, and keep the panels obvious to you.Fill the screw heads, caulk the wall junction, prime the MDF and paint. Mark the removable panel discreetly so it can still be found under the paint.
Tips
- Boxing that runs floor to ceiling in a corner reads as part of the room; boxing that stops at half height reads as a box. If the run is visible, take it to full height.
- A boxed-in run in a bathroom makes an excellent shelf if you take the top at a useful height — but do not compromise the access panels to get it.
- Insulate hot pipes before you box them in. It is the one moment when they are easy to reach, and it saves heat that would otherwise warm the inside of a box.
Common mistakes
- Sealing a boiler into a fixed enclosure — It needs manufacturer clearances, ventilation and access for annual servicing. Enclosing it is a combustion safety issue and an engineer will not sign it off.
- Screwing and filling over a stopcock or an isolation valve — The moment it is needed is an emergency. Every valve gets a removable panel.
- Building the frame hard against the pipes — Copper expands with temperature. It will tick and creak every time the heating comes on, and the noise is transmitted through the boxing like a soundboard.
- Using standard MDF in a bathroom — It swells at the bottom edge from splashes and mopping. Moisture-resistant board, sealed on all edges including the back.
- Boxing in a gas meter without ventilation — Gas meter enclosures require ventilation. This is a regulated requirement, not a precaution.
If it doesn't work
The boxing ticks and creaks when the heating runs
Cause: Pipes touching the framework or the cladding — Fix: Open the nearest panel and pack around the pipe with foam or pipe insulation so nothing is in hard contact.
A valve is behind a fixed panel and needs turning
Cause: Access not planned — Fix: Cut a panel now and fit magnetic catches or mirror screws. Better a visible panel than a sheet cut out in an emergency.
The MDF has swollen at the bottom in a bathroom
Cause: Standard MDF and unsealed edges — Fix: Replace with moisture-resistant board, seal every cut edge, and lift the bottom edge clear of the floor with a small shadow gap.
The boiler cupboard smells or the boiler cuts out
Cause: Inadequate ventilation or clearances — Fix: Stop using it and get a Gas Safe registered engineer to check. Do not attempt to diagnose a boiler in a cupboard yourself.
