What is a motorised valve, and why is it the usual suspect?
A small electrically operated valve that opens a circuit and then tells the boiler it has. Why the end switch inside it matters more than the valve, the manual lever on the side, and the four symptoms that point straight at one.

Short answer
A motorised valve opens when a thermostat or programmer calls, and an end switch inside the head closes once it is fully open, which is what starts the boiler and the pump. So a valve that fails can stop heat flowing, stop the boiler firing, or let heat flow when nothing asked for it. The head lifts off separately from the valve body, so most repairs do not involve draining anything.
For a component the size of a fist, this one accounts for a remarkable share of heating call-outs, and its two jobs are the reason. It is a tap and it is a switch, and it can fail at either.

Step by step
- Find it.Usually on the pipework in or near the airing cupboard, sometimes under the floor or in the loft. A brass valve body with a rectangular plastic head clipped or screwed on top, a cable coming out of the head, and a small lever on the side.
- Understand its two jobs.It opens a water circuit, and it closes an electrical contact — the end switch — once it has opened. The first job moves heat; the second job tells the boiler and pump that there is somewhere for the heat to go.
- Understand why the order matters.The boiler is not supposed to fire into a closed circuit. Making the boiler wait for the end switch is what stops it heating water that has nowhere to circulate, which is why a valve that opens but whose switch has failed leaves you with a system that does nothing at all.
- Know the two-port and three-port versions.A two-port valve is simply open or shut and serves one circuit. A three-port mid-position valve directs flow to one of two circuits or, in its middle position, to both. The mid-position type is the more complex and the more failure-prone.
- Use the manual lever properly.The lever on the side lets the valve be opened by hand, and it latches. It is there for filling and draining and for keeping heat on if a valve fails. Latching it open permanently defeats the controls, so it is a temporary measure, not a fix.
- Listen to it.Turn the relevant thermostat well up and stand by the valve. A working valve makes a soft motor noise for a few seconds, then a distinct click as the end switch closes, then the boiler fires. Which of those three sounds is missing tells you a great deal.
- Know that the head comes off on its own.One screw or clip releases the head from the body, without breaking into the water. That is why replacing a failed actuator is a modest job and why nobody should be draining a system to diagnose one.
- Recognise when it is the valve body, not the head.A head that runs and clicks correctly while the circuit stays cold points at a valve body that is seized or has a failed internal seal. That is a plumbing repair and it does mean isolating and draining that part of the system.
Tips
- Heating engineers often carry spare heads for the common makes precisely because it is such a frequent failure. Naming the make and model on the head when you ring saves a second visit.
- A valve that has not moved for months — a hot water valve on a system that has been on constant, for example — can stick. Exercising the system through a full cycle occasionally is genuinely useful.
- If the system was recently drained and refilled, check the manual levers before anything else. Left latched is one of the commonest post-repair faults there is.
Common mistakes
- Leaving the manual lever latched open as a permanent fix — The valve is then always open, so the circuit runs whenever the boiler runs and the controls cannot do their job. It wastes a great deal of energy and it hides the original fault.
- Opening the valve head to have a look — It contains mains wiring. There is nothing a householder can usefully do inside one, and there is a real risk in there.
- Replacing the boiler because the heating is unreliable — A failing valve, end switch or pump produces exactly the symptoms people attribute to a dying boiler. Diagnose the chain before replacing the most expensive part of it.
If it doesn't work
The valve motor runs but the boiler never fires
Cause: The end switch inside the head has failed, so the boiler is never told the circuit is open — Fix: A replacement head is the usual repair. This is the single most common motorised valve failure and it is inexpensive relative to the disruption it causes.
Nothing happens at the valve when the thermostat calls
Cause: No power reaching the valve — a control, a wiring centre connection, or the valve motor itself — Fix: Confirm the call is being made by checking the programmer and thermostat, then hand it over. Anything upstream of the valve is inside the wiring centre.
The valve is warm, buzzing continuously, and the circuit is hot
Cause: A valve being held open by a continuous call, which is normal, or a motor that is stalled — Fix: A gentle hum while a circuit is running is normal for many valves. A loud buzz with no movement, or a hot head, is not.
Water weeping from where the head meets the body
Cause: A failed spindle seal in the valve body — Fix: That is the body, not the head, and it needs the system isolating and draining locally. Do not keep running it — water tracking into an electrical head is the worst version of this fault.
Questions people ask
How long do they last?
Manufacturers give guarantees rather than lifespans, and the head generally fails before the body. Treat it as a wear item on a system that is otherwise long-lived.
Can I replace the head myself?
It is a mains-wired component, so the electrical connection is the question rather than the mechanical one. In England and Wales, work on fixed wiring is covered by Part P, and the practical answer for most people is that this is a job for a heating engineer or an electrician.
Why does my system have three valves?
Usually zoning — separate valves for upstairs, downstairs and hot water. It is an S plan variant and it gives better control at the cost of more components.
Does a combi have one?
It has a diverter valve inside the boiler doing a comparable job, switching between heating and instantaneous hot water. It is inside the casing, so it is entirely an engineer's component.
