How do I remove paint from a brick wall?

Whether the paint should come off at all, the four removal methods ranked by how much brick they take with them, and why a whole house is a specialist job.

Short answer

Poulticing — a chemical stripper in a thick paste covered with a membrane and left for hours — is the only method that gets paint out of the pores of a brick without abrading the face. Sanding, grit blasting and pressure washing all remove the fired skin along with the paint. Test on a small area first, and expect an imperfect result.

Paint on brick is difficult to remove because a brick is porous and the paint is in the pores, not just on the surface. Anything that abrades the face fast enough to remove the paint also removes the brick's fired outer skin, and a stripped, opened-up brick absorbs far more water and weathers much faster than it did painted. That is why the first question is always whether it should come off at all.

Paint applied before 1992 in the UK may contain lead, and paint on a building older than that very often does. Sanding, scraping dry, or heating lead paint releases lead dust and fumes that are seriously harmful, particularly to children and to anyone pregnant. Have old paint tested before disturbing it and, if it is positive, get it removed by someone equipped to do so. Chemical strippers are caustic or solvent-based and need full protection, and run-off must be contained.

Step by step

  1. Ask whether removing it is the right decision.If the paint is sound and the wall behind is dry and stable, leaving it and repainting is often the better answer. Removal is expensive, slow, and always leaves the brick looking different from unpainted brick nearby. On a modern masonry-painted house, repainting is usually right.
  2. Consider the damp implications either way.A modern plastic masonry paint on a solid wall stops it evaporating and can be the cause of internal damp — in that case removal genuinely helps. On a cavity wall it makes far less difference. Establish which situation you are in before spending money.
  3. Test for lead before disturbing anything.Any paint from before 1992 may contain lead, and on an older building it very likely does. Lead test swabs are cheap. If it is positive, do not sand, scrape dry or heat it — that is a job for someone equipped to control lead dust.
  4. Identify the paint type.Limewash brushes off almost dry. Old oil paint softens with a solvent stripper. Modern masonry paint and, worst of all, elastomeric coatings need a strong caustic poultice and time. A stripper that works on one does nothing to another, so match the product.
  5. Test a small area properly.A square metre, somewhere inconspicuous, with the method you intend to use. Assess after it has dried and after rain. This tells you how many applications it needs, how the brick looks underneath, and whether the face survives.
  6. Use a poultice system for anything substantial.A thick paste stripper applied heavily, covered with the supplied membrane or laminate, and left for many hours. The membrane stops the stripper drying out so it keeps working into the pores, then paint and poultice are peeled off together. It is the gentlest effective method and it is what specialists use.
  7. Expect several applications.Multiple layers of paint accumulated over decades rarely come off in one go. Each application takes off a layer or two. Budget for repeats rather than reaching for something more aggressive.
  8. Avoid abrasive methods on anything you value.Grit blasting, sanding discs and needle guns remove the fired skin and leave an open, rough, absorbent face that weathers rapidly and can never be put back. Some low-pressure specialist systems are far gentler than traditional grit blasting, but they are still not neutral.
  9. Contain the run-off and the waste.Stripper residue and paint waste are hazardous. Sheet the ground, collect everything, keep it out of drains and soil, and take it to a facility that accepts hazardous household waste. Lead-contaminated waste has its own requirements.
  10. Let the wall dry, then repoint and assess.Cleaning and stripping will show up every failed joint and every spalled brick that the paint was hiding. Let the wall dry out fully — months, not weeks — then repoint what needs it in an appropriate mortar.
  11. Decide about protection afterwards.A stripped wall is more absorbent than it was. Resist the urge to seal it immediately. In most cases the right answer is sound pointing, a working gutter and a coping detail, not a coating.
  12. Get a quote from a specialist for a whole elevation.Companies do this work with poultice systems and low-pressure steam and it is quick in their hands and very slow in yours. For anything larger than a small area it is generally worth pricing.

Alternatives

  • Poultice stripper: Thick caustic or solvent paste plus a covering membrane, left for hours or overnight. The gentlest method that actually works, and the only one that gets paint out of the pores. Slow and materials-expensive.
  • Specialist steam or low-pressure system: DOFF, TORC and similar. Used on historic buildings, effective, and far less damaging than grit blasting. Requires a trained operator and is priced per elevation.
  • Grit or soda blasting: Fast and aggressive. Removes the fired skin along with the paint on all but the hardest bricks and leaves an open absorbent face. Sometimes acceptable on hard engineering brick or industrial work; usually the wrong answer on a house.
  • Repaint instead: Genuinely the right answer in many cases, particularly on a modern cavity-walled house with sound paint. Cheaper, quicker, reversible, and it commits you to repainting periodically.
  • Leave it alone: If the paint is sound, the wall is dry inside and nothing is failing, doing nothing has a great deal to recommend it.
