  6. Consider the age and construction.Modern timber-framed houses distribute load differently from Victorian masonry ones. The rules of thumb vary by construction type.
  7. Get a structural engineer regardless.A short visit and a report. They will confirm the wall's role and specify the beam and padstones if it is coming out. This is what building control requires.
  8. Apply for building regulations approval.Removing a load-bearing wall is notifiable work. The completion certificate is what a buyer's solicitor asks for later.
