Timber, metal or plastic — which type of shed should I buy?

How the three shed materials really differ on condensation, security, maintenance and what you can fix to the walls — and which one suits which use.

Short answer

Timber is the only one you can screw shelves and hooks into freely, and the only one that needs re-treating. Metal is the most secure and the worst for condensation. Plastic needs no maintenance at all and carries almost nothing on its walls. Choose on what you will store and whether you will maintain it, not on the price on the ticket.

The specification sheets make these look like the same product in three materials. They behave completely differently in use, and the differences that matter are not the ones on the label — they are condensation, what you can fix to the walls, and how honestly you will keep up the maintenance.

  1. Start with what is going in it.Garden tools and a mower: any of the three. Power tools, bikes and anything that rusts: condensation control matters more than anything else. Timber for shelving and hanging: only timber does that well.
  2. Be honest about maintenance.A timber shed wants re-treating every two to three years for its whole life. If that will not happen, timber is the wrong choice — an untreated timber shed is a ten-year building and a maintained one is a thirty-year building.
  3. Understand the condensation problem in metal and plastic.Both have thin, non-absorbent walls that drop below the dew point on a clear night, and both are usually more airtight than a timber shed. Water condenses on the inside and drips. Both need deliberate ventilation — high and low vents — and both benefit from a breathable liner.
  4. Look at what the walls can carry.Timber studs take screws anywhere. Metal panels take only light loads through their own fixing points and self-tappers. Plastic sheds generally take nothing at all beyond the manufacturer's own shelving system. If the storage plan involves the walls, this is decisive.
  5. Compare the security honestly.A steel shed with a hasp bolted through and a closed-shackle padlock is a genuinely hard target. A timber shed is only as strong as the door and its hinges, both of which can be upgraded. A plastic shed panel can be cut, and its door hardware is usually the weakest of the three.
  6. Check the base requirement.All three need a flat, level base and most manufacturers' warranties specify one. Metal and plastic sheds are much less forgiving of a base that is out of level, because the panels only fit together if the base is square.
  7. Think about heat and light.Metal and plastic sheds get very hot in summer sun, which matters if you are storing paint, fuel or anything with a battery. Timber is more stable. All three are dark inside unless you buy windows or fit a rooflight.

Common mistakes

  • Buying on floor area alone — Eaves height, door width and roof shape decide what actually fits. A mower that goes through the door of one shed will not go through the door of another with the same floor plan.
  • Assuming metal and plastic need no thought at all — They need no treatment. They still need a level base, deliberate ventilation and anchoring against wind, and they will disappoint badly without all three.
  • Storing anything that rusts in an unventilated metal shed — Tools in a metal shed with no vents will be rusty by spring. The condensation is not a fault; it is what a thin uninsulated shell does.

Alternatives

  • Treated timber, overlap cladding: The cheapest timber shed. Thin boards, gaps that open in dry weather, and a frame section that is usually minimal. Fine for tools, poor at keeping fine dust and driving rain out, and needs treating from new.
  • Treated timber, shiplap or tongue-and-groove: Thicker boards, a proper interlocking joint and a heavier frame. Substantially more weathertight and more rigid, takes fixings anywhere, and will last decades if it is kept off the ground and treated. The default choice for a general-purpose shed.
  • Galvanised or coated steel: No rot, no treatment, the best security of the three and the smallest footprint for the internal volume. Condenses heavily, is noisy in rain and hail, and dents. Anchor it well — it is light and catches wind.
  • Moulded plastic or resin: Zero maintenance, will not rot or rust, light-coloured inside so it feels brighter, and it goes together quickly. Walls carry almost nothing, it is the least secure, larger panels can distort in strong sun, and it needs a genuinely flat base.
  • Concrete panel: Rare new but common secondhand. Extremely durable and secure, very cold and condensation-prone, and effectively immovable once built. Worth considering if one comes with a property; not usually worth buying new.

Questions people ask

Which lasts longest?

A well-founded, ventilated, maintained timber shed and a well-anchored coated steel shed both last decades. The variable is not the material — it is the base and the maintenance. The shortest-lived sheds of any material are the ones sitting on wet ground.

Do plastic sheds go brittle?

Modern UV-stabilised polypropylene sheds hold up well, but colour fades and older or cheaper mouldings can become brittle after long exposure. Check what UV warranty is offered — it is the useful number on the specification.

Can I insulate a metal or plastic shed?

You can, and it deals with the condensation and the summer heat, but it needs doing as a ventilated construction rather than by pressing insulation against the shell — trapped moisture between insulation and a cold skin is exactly what causes the drips you were trying to stop.
