How do I adjust the rollers on a sliding patio door?

Finding the adjusters behind their plugs, working out which end needs raising, and setting a heavy sliding sash so it runs freely and still locks at both ends.

Short answer

Clean the track first — most dragging is grit, not adjustment. Then find the small plugs at each end of the bottom rail, turn the screw behind each to raise or lower that end, and work in quarter turns checking the gap along the closing stile each time. Adjust both ends, never one.

Sliding patio doors run on small wheels in carriages set into the bottom rail of the sash, and every one of them has an adjustment. It is behind a plug that most people never notice, and it is the difference between a door two people can barely move and one that slides with a finger. Cleaning comes first, though, because a dirty track will defeat any amount of adjustment.

Safety

A sliding patio door sash is very heavy and it is mostly glass. Never adjust the rollers so far down that the sash sits on the track body, and never work with the sash lifted clear of its track without support. If a sash comes off its bottom track while you are working, it will fall inwards.

What you'll need

Step by step

  1. Clean the track thoroughly before adjusting anything.Vacuum the full length, then brush the corners of the track profile and vacuum again. Grit, moss, sand and hair pack into the track and into the rollers themselves. Most doors that have 'gone stiff' come back to life at this step alone.
  2. Check the track for damage.Run a finger along the raised rib the wheels run on. Dents, burrs or a bent section will make the sash catch in one place only. A burr can be dressed with a fine file; a badly damaged track usually needs a stainless capping strip fitted over it.
  3. Lubricate correctly.Dry PTFE or silicone spray, not oil or grease. Anything sticky in a track collects the grit you have just removed and grinds the rollers away.
  4. Find the adjusters.Look at the bottom rail of the sliding sash, at each end, on the inside face or on the end face. There will be a small plastic plug, or a hole, or a slot in the rail. Behind it is a screw. Some doors have them on the end face, reachable only with the door part open.
  5. Work out which end is low.Slide the door to the closed position and look at the vertical gap where the closing stile meets the frame or the fixed leaf. If it is tapered — tight at the top and open at the bottom, or the reverse — the sash is not square and one end needs raising.
  6. Turn the screw in quarter turns.Clockwise usually raises the carriage and lifts the sash, but the direction varies. Make a quarter turn, slide the door, and look again. Count the turns you make on each end so you can undo them exactly.
  7. Adjust both ends, not one.Raising one end squares the sash but may leave it dragging. Once the sash is square, both ends usually need the same further adjustment to set the overall height so the wheels are carrying the weight and the sash is not touching the track body.
  8. Check the lock engagement afterwards.Every height change moves the hook bolts relative to their keeps. Lock and unlock the door several times before deciding you have finished. A door that slides beautifully and will not lock is not adjusted.
  9. Check the interlock at the closing stile.The closing stile of the sliding sash interlocks with the fixed leaf or the frame. It should meet evenly down its whole height with the seal compressed. Uneven contact means the sash is still not square.
  10. Refit the plugs.They keep water and dust out of the carriage. A missing plug is why the adjuster on the other end is seized.
  11. Recheck in a few weeks.New adjustment settles, particularly on a door that has been dragging for a long time. A quick check a month later usually takes ten seconds and occasionally saves a roller.

If it doesn't work

Drags in one spot only

Cause: Damaged or dirty track at that point, or a flat spot on a roller — Fix: Clean and inspect the track at that point specifically. If the track is fine, the roller has a flat and the carriage needs replacing.

Heavy all along its travel

Cause: Worn rollers, or the sash set too low so the rail is bearing on the track — Fix: Raise both ends a little and try. If raising it fully does not free it, the rollers are worn out and need replacing.

Slides well but will not lock

Cause: Height change has moved the hooks relative to the keeps — Fix: Adjust the keeps on the frame, or lower the sash slightly. Set the slide first and the lock second, not the other way round.

The adjuster screw turns endlessly with no effect

Cause: The carriage thread has stripped, or the screw has come out of the carriage — Fix: The carriage needs replacing. Continuing to turn it achieves nothing.

Keeping on top of it

  • Vacuum and brush the track (Every three months)
  • Dry PTFE or silicone on the track (Twice a year)
  • Check the closing stile gap for taper (Twice a year)
  • Clear the track drainage slots (Twice a year, and after leaf fall)
